Sage Intacct Construction Bookkeeping Services & Accounting

Sage Intacct Construction is a cloud financial system built on a dimensional general ledger — job cost is expressed as dimensions on GL transactions rather than as a separate job-cost subledger. That design is elegant and unforgiving. A mis-dimensioned entry is simultaneously a general ledger error and a job cost error, with nothing sitting in between to catch it. Dimension discipline is the whole game, and it is what we do. And unlike the Sage implementation partners who dominate this space, we are not selling you software — we do the monthly bookkeeping.

A Dimensional Ledger Changes What Bookkeeping Means

Sage describes Sage Intacct Construction as offering a dimensional general ledger for tracking and reporting across dimensions such as jobs, locations and employees. Committed and actual costs are tracked in real time across fixed-price, cost-plus and time-and-materials contracts.

The genuinely strong feature for contractors is automated revenue reporting: Sage states the system can automatically create and manage overbilling and underbilling GL transactions, with automated WIP calculations. Retainage tracking and release are supported, and change orders can be associated with project contract lines so their value flows into billing.

One precision note we insist on: Sage’s marketing says “easily manage AIA billing,” but Sage’s own product help is more careful, describing invoice formatting similar to the AIA format. We describe it as AIA-style progress billing, because that is what the documentation supports.

Also Worth Knowing Before You Assume

Sage Intacct Construction is not Sage 300 CRE and not Sage 100 Contractor. They are separate products with separate architectures, and capability from one does not carry to another. If you run the Timberline-descended product, our Sage 300 CRE bookkeeping page is the right one.

Payroll is a separate subscription. Sage Intacct Construction Payroll is powered by Struxi, requires the Construction subscription, and covers certified payroll reporting along with union and non-union organizations. It is not bundled, and contractors regularly discover this after go-live.

If you run Procore over Sage Intacct — a very common stack — Procore documents that prime contract change orders do not automatically sync as budget revisions, new line items from commitment change orders do not appear on the Sage Intacct contract, commitment tax codes are not transferred, and Materials Presently Stored and Materials Retainage are unsupported and ignored on invoice export. Budget sync is amount-based only. Each of those is a monthly reconciliation item, and we treat it as one.

Core Sage Intacct Construction Bookkeeping Functions We Manage

1. Dimension Governance and Coding Discipline

Who may create a job, a cost code, a class or a location — and the review that catches a mis-dimensioned entry before it distorts both the P&L and job profitability. On a dimensional ledger this is the single highest-value control.

2. WIP, Over/Under Billing and Contract Revenue

We operate the automated overbilling and underbilling GL transactions, review the WIP calculations rather than trusting them blindly, and produce the monthly schedule your surety and bank expect.

3. Project Contracts, Change Orders and AIA-Style Billing

Contract lines maintained, change orders associated so their value reaches billing, and progress invoicing produced in AIA-style format on schedule.

4. Retainage, AP and Subcontractor Management

Retainage receivable and payable tracked and released, subcontractor compliance, and accounts payable run on a documented approval workflow.

5. Multi-Entity Close and Reporting

Multi-entity and multi-currency consolidation is a core Intacct strength and a common reason contractors move to it. We run the close across entities and deliver financial reporting your lender will accept.

The Sage Intacct Construction Rescue: Fixing Dimensions After the Fact

Cleanup on a dimensional ledger is precise work. We identify transactions posted with missing or wrong dimensions, quantify the effect on both job profitability and the financial statements, and correct with documented reclassification entries rather than blanket restatement.

Where Procore sits on top, we rebuild the reconciliation between Procore commitments and the Intacct contract, restore stored materials and materials retainage that the connector ignored, and put a monthly variance review in place so the two stop drifting.

Why Outsource Your Sage Intacct Construction Accounting to Maxim Liberty?

We have kept US construction books since 2005 and we work inside your system rather than migrating you to ours. On a dimensional ledger that matters more than usual — the control environment is the product. Most firms you will find around Sage Intacct are implementation partners; implementation ends, and the monthly close is where we live.

Plans start at $75/month, dedicated bookkeepers run $15/hour for businesses and $10/hour for CPA firms who white-label us, and your first deposit carries a 100% money-back guarantee so you can test the work with little to no risk. See pricing.

Frequently Asked Questions About Sage Intacct Construction Bookkeeping

Is Sage Intacct Construction the same as Sage 300 CRE?

No. Sage sells several distinct construction products, including Sage Intacct Construction, Sage 300 Construction and Real Estate, and Sage 100 Contractor. They are separate products with separate architectures, and a capability in one does not imply the same capability in another.

Does Sage Intacct Construction include payroll?

Not in the base subscription. Sage Intacct Construction Payroll is a separate subscription powered by Struxi that requires the Construction subscription. Sage states it supports certified payroll reporting across US states and territories and handles union and non-union organizations.

Does it produce AIA G702 and G703 forms?

Sage’s product help describes invoice formatting similar to the AIA format rather than claiming to output the licensed AIA forms themselves, and there is a third-party AIA billing app on the Sage Intacct marketplace. We describe the capability as AIA-style progress billing and confirm what your owner contracts actually require during onboarding.

Can you handle our WIP and over/under billing?

Yes. Sage states the system can automatically create and manage overbilling and underbilling GL transactions with automated WIP calculations. We operate that process, review the output against contract values and cost-to-date rather than accepting it blindly, and deliver the monthly WIP schedule.
